Swan Ranch Development in Southwest Cheyenne Wyoming

Thousands of acres of southwestern Cheyenne WY real estate are wide open for development in Laramie County.  Granite Peak Development is charging ahead with Swan Ranch, a prime 7,000-acre parcel of Cheyenne real estate owned by Wyoming native and resident of Casper W.N. McMurry.

The developers herald the excellent location of the Cheyenne property, which is perfect for manufacturing, distribution, and companies requiring either rail or interstates access.  Union Pacific traverses the west side of the Wyoming ranch; BNSF Railway borders the south and east sides.  Major interstates, I-25 and I-80 pass through Cheyenne lands and I-70 and the Front Range are just over an hour south of the location in the southeast corner of Wyoming.

The Cheyenne Logistics Hub and Swan Ranch Industrial Park comprise the first phase of development on 1,300 acres.  The development includes a transloading facility, new freeway exchange, road construction, and utility installation.  The cost of this project is over $10 million.

An oil and gas pipeline company, Midwestern Wyoming, Inc., began construction of a 60,000 square foot plant and 17,000 square foot fabrication shop and office building on 55 acres.  Midwestern manufactures and coats pipe.  The company will hire 35 to 50 manufacturing positions and eventually move its headquarters into Swan Ranch.

Gestamp Worthington Wind Steel LLC is also relocating its North American wind tower manufacturing plant to the Swan Ranch Industrial Park.  The company cited the pro-business environment, state bonding authority, workforce training assistance, and logistical access as reasons for choosing Swan Ranch.  An asphalt company also has irons in the fire at the facility.

In addition, in response to the requests of the citizens of Cheyenne, the City of Cheyenne purchased 418 acres of Swan Ranch to develop parkland and recreational amenities.  The City annexed a 149-acre portion of the property in 2009.

Granite Peak Development assists with site selection, land acquisition, consulting, entitlement, platting, and financing.  The company will build to suit.  It also features leasing brokerage and property management as well as marketing.  It offers Wyoming clients commercial, industrial, retail, and residential services.  Granite Peak Development is also affiliated with the Casper Logistics Hub.

Cheyenne LEADS, the area economic development organization, Laramie County, Wyoming Business Council, and other entities have been instrumental to the success of the Swan Ranch projects.
