The next step: shopping for homes in Cheyenne, Wy. Finally you get to go look at homes for sale. It’s an exciting step and one that your Realtor will make much easier on you. They have access into the Multi-List System or MLS(the real estate database) and can find homes that fit the specifications you want. I know that you can search on many different websites to do some pre-screening for yourself - propertyex.com, realtor.com, coldwellbanker.com just to name a few. But your Real Estate Agent will be able to give you a much more in depth look at those properties.
You do need to be aware that certain areas of Cheyenne are going to more expensive than others. You can buy a bigger house on the South side than you can on the North side. You need to take into consideration what you must have and what you would like to have and decide what is more important. Do you want a yard, how many bedrooms, how many baths, a garage? Does it have to have a finished basement, what will you give up to get the finished basement, a remodeled kitchen? There are sacrifices that will have to be made, but if you have a great real estate agent they will help you figure out what is most important to you and find those homes that fit the criteria. Also be aware that this is your first home, not your dream home. You will love your first home, I know I do, but there will be things that you will add to your list when you are ready for something new.
For me this was a little tough. I prefer older homes and wanted a single family home. Condos and town homes are great but I wanted to be able to walk all the way around my house. Everyone has different tastes on this and a good realtor will show you some that you may not think you would like just to be sure, especially if you are in a tough price range – say under $130,000. I love the Avenues, but homes there are much more expensive. I searched for quite a while and we looked at everything that was in my price range but I didn’t want a fixer-upper, a few changes that’s great but having to do a whole remodel, no thanks! So then we had to branch out. I did end up in what I consider a great location, but it’s not where I started looking.
So how does this process go? In general your real estate agent will ask you what is most important to you. Then they will do a search for homes fitting that criteria, more than likely they will pick out a few and present them to you to see if you guys are on the same page. As you look at houses be specific about what you like and don’t like about each one. The more feedback you can give them, the better job they can do for you. If you come across one while exploring neighborhoods or exploring online tell your real estate agent about it. They can look it up and get you inside to see it.
Don’t be discouraged if this takes you a while. I started house hunting in late August and didn’t close until December. I found a few homes that I really liked and put in offers, learned some lessons and then my agent found my home!! It’s a process and sometimes the first offer is all you need and others times there are ups and downs. But we’ll go over that later.
