The next step: shopping for homes in Cheyenne, Wy. Finally you get to go look at homes for sale. It’s an exciting step and one that your Realtor will make much easier on you. They have access into the Multi-List System or MLS(the real estate database) and can find homes that fit the specifications you want. I know that you can search on many different websites to do some pre-screening for yourself - propertyex.com, realtor.com, coldwellbanker.com just to name a few. But your Real Estate Agent will be able to give you a much more in depth look at those properties.

You do need to be aware that certain areas of Cheyenne are going to more expensive than others. You can buy a bigger house on the South side than you can on the North side. You need to take into consideration what you must have and what you would like to have and decide what is more important. Do you want a yard, how many bedrooms, how many baths, a garage? Does it have to have a finished basement, what will you give up to get the finished basement, a remodeled kitchen? There are sacrifices that will have to be made, but if you have a great real estate agent they will help you figure out what is most important to you and find those homes that fit the criteria. Also be aware that this is your first home, not your dream home. You will love your first home, I know I do, but there will be things that you will add to your list when you are ready for something new.

For me this was a little tough. I prefer older homes and wanted a single family home. Condos and town homes are great but I wanted to be able to walk all the way around my house. Everyone has different tastes on this and a good realtor will show you some that you may not think you would like just to be sure, especially if you are in a tough price range – say under $130,000. I love the Avenues, but homes there are much more expensive. I searched for quite a while and we looked at everything that was in my price range but I didn’t want a fixer-upper, a few changes that’s great but having to do a whole remodel, no thanks! So then we had to branch out. I did end up in what I consider a great location, but it’s not where I started looking.

So how does this process go? In general your real estate agent will ask you what is most important to you. Then they will do a search for homes fitting that criteria, more than likely they will pick out a few and present them to you to see if you guys are on the same page. As you look at houses be specific about what you like and don’t like about each one. The more feedback you can give them, the better job they can do for you. If you come across one while exploring neighborhoods or exploring online tell your real estate agent about it. They can look it up and get you inside to see it.

Don’t be discouraged if this takes you a while. I started house hunting in late August and didn’t close until December. I found a few homes that I really liked and put in offers, learned some lessons and then my agent found my home!! It’s a process and sometimes the first offer is all you need and others times there are ups and downs. But we’ll go over that later.

While neither body will say that the bills are dead, the fact remains that the widespread website blackouts in protest of SOPA and PIPA that occurred on January 18th, and the increased public opposition prior to those protests caused a sizable number of congresspeople to flip their position on these bills. Even before Wednesday’s protests, the tide was turning. Given how effective opposition has been, it is all but guaranteed that there will be no “wider” agreement on solutions to the problem of piracy, at least in the short term. This means that for all intents and purposes, SOPA and PIPA as we know them are dead.

So my story skips around a little bit. I purchased my home in Cheyenne right before Christmas.  It is an exciting and scary process to be signing all those papers and becoming a home owner.  I know that this process was made a whole lot easier for me by my lender. 

Choosing a lender should be at the top of your list when you start looking for a home to buy.  Most a Cheyenne Real Estate Agents have lenders they recommend as do family, friends and coworkers. You want to make sure you choose someone you are comfortable with and confident in. This person is helping you to make a major life change, think it through. Also be prepared for your meeting with your lender, they will need bank statements, pay stubs, tax returns if you have them, I’m sure I’ve forgotten some stuff. Most will have you fill out an application of some sort. You need to be aware that this will be a bit of an invasive process, but they have to be sure they are not putting you in a home that you cannot afford.

I personally used Wallick and Volk, specifically Cory Kasten and April Matthie. I have nothing but amazing things to say about them and would highly recommend them to anyone who is buying a home in Cheyenne.  April sat down with me and went over I can’t even remember how many pages more than once. She explained what I was signing and why. It’s nice to have that person with you when you’ve never seen anything like this before.  Having a lender that I trusted and that worked so hard made the home buying process for me much easier. Granted it’s nice when you just have to walk across the parking lot to drop stuff off but I would have driven across town to work with them.

There are many tools availabe online to help give you an idea of where you stand if you are not quite ready to sit down with someone, however I would urge you to sit down with a lender early on in your home buying experience so you don’t fall in love with something you can’t afford. Coldwell Banker The Property Exchange has a free Pre-Approval Application , a Finance Libraray and 52 free calculators  available online.

I’m a First Time Home Buyer in Cheyenne, Wyoming.  

Let me start by telling you a little about myself and then I’ll be taking you on my journey to home ownership, tips & advice I learned along the way and the joys & pains of actually owning the home all mixed up together.  My name is Kelly, I’m purchasing a home in Cheyenne on my own and I have to disclose that I do work for Coldwell Banker The Property Exchange, that being said be prepared for some keywords, bolding and a little blurb at the end.   Also I won’t be using any agent names in this blog – but may be renaming or nicknaming – we will see as it progresses.

I have been around the Cheyenne real estate business since 2004ish so I thought I had a pretty good idea of what this process was going to be like, I think the only thing I really knew was where to start, I had no idea what all was involved even though I could tell you what has to be on a contract I didn’t really understand the process from the home buyers point of view. I just knew what had to be dotted, signed and crossed for it to be a deal.

Luckily knowing where to start is a huge advantage.  

What is that starting point you might ask? Selecting a Real Estate Agent who you trust, feel comfortable with and enjoy is the first step.  Trust because you are making a major investment and need to feel confident with and in the real estate agent you choose.  Comfort and enjoyment because this person is going to be someone you are going to spend some time with.  You may be lucky and find your house the first couple of times you look, but more than likely this is going to be a lengthy process and if you don’t like the person helping you then it will take the enjoyment out of this huge, momentous occasion.  I would highly recommend interviewing real estate agents. Be honest and let them know that you are interviewing several agents to find the best fit for you. Ask them why you should choose them, what they have to offer and a little about themselves – it’s great when you have things in common.

Working at a company made up of the most amazing real estate agents in Cheyenne made my first step even more difficult. When they are all rockstars how do you choose? I lucked out and we had agents joining us at different times, so it was easy to say I’ll use this agent and maybe be their first buyer with Coldwell Banker The Property Exchange.  In that luckiness I also got someone who was patient (we looked at a ton of homes in Cheyenne), fun and knowledgeable.   This has made my experience amazing!! I think that even if we did not work together we would have become great friends – it’s a process unlike any other.
