Making an Offer
You have found your home in Cheyenne Wyoming or perhaps a Laramie County Property. You and your real estate agent have looked at it a few times – you’ve opened all the doors, located all the important features – furnace, electrical box, etc – and now you are ready to make an offer! This is so exciting!!
I know that when I came across the first home (it turned out I was destined to do this a few times) I made an offer on it was nerve wracking, exciting and a little intimidating. I first saw the home in Cheyenne on a Friday with my real estate agent and my mom. Then we brought my dad the next Monday. If I had this part to do all over again I would have had my dad come by sooner instead of waiting until Monday. This Cheyenne home had some features I loved – hardwood floors, built-ins, a cute little breakfast nook and a big backyard with a clothesline, which sealed the deal for me. I don’t know what it is about clotheslines but I love them, could be from having one while we were growing up. It also had some features that in my excitement I overlooked older electrical and plumbing, needed new windows, garage door would have to be replaced if I wanted an opener - this is why I brought my dad along, he walks through a house and checks that all the windows close, if they are new, if the electrical or plumbing have been updated. I walk through and see that there are lots of windows, a yard, a great place to put a couch, a pub table could go in that nook – not always the most practical things. Now my real estate agent also pointed out many of the things that my dad did, but I didn’t pay as much attention when she said them – I think this is fairly common.
You’ve looked at the home a couple of times and now you are ready for your offer. This is where having a real estate agent is amazing. They know all the ins and outs. Your agent will discuss what you want to offer, different terms and then go and prepare the offer for you to sign. Now they might do this with you in the room or you might be meeting them at a set time to sign the documents. Just be prepared that if they are writing these contracts while you are there, it could take a little while, computers can be fickle things so just be patient and know that the end result will be what you want.
If you haven’t signed any papers with your agent yet you will be in a for a little surprise as you will be signing more than just an offer. More than likely you will also be signing a buyer’s agency, Lead Based Paint Disclosure (if the house was built prior to 1978) and maybe a Property Condition Statement. Your real estate agentwill go over all of these and make sure that you understand what it is you are signing. They will also be protecting you in how they write the contract - handling inspections, resolving disputes over inspections and other things that may come up during the home buying process. This is very important because a home may look beautiful and problem free but it could be a totally different story once a licensed professional gets in there and checks everything out but we’ll go over that in the next post.
You’ve signed, dated and initialed everywhere you needed to, great job!! Now your agent is going to present your offer to the agent representing the seller or the seller themselves if they are not represented. It’s sit and wait time. This can be pretty hard to do, you are excited, nervous and everything else. I know I was a bundle of nerves during this process. The sellers have three options: they can accept the contract as written, counter the contract and adjust the terms so they are happier with them or they can flat out reject the offer. It seems that unless the offer is full price you will see a counter (disclaimer: your agent will be better able to tell you this but from what I personally have seen, as a staff person not an agent, this is true). If they do choose to counter you then have the option to accept, counter back or reject. It can be a bit of a process but keep in mind that the goal is for both parties to be satisfied with the transaction. Also be aware that other offers may come in at the same time as yours – especially if the house is in a more desirable area or priced really well. In this case your agent will discuss this with you and help you make a competitive offer.

Backyards and Springtime – Here we come!!
Coldwell Banker has released a new ad campaign that puts the value back into homes, we don’t buy a home to make money we do it to make memories. This portion focuses on Backyards: Here’s to Backyards.
It’s where you spend the majority of your time growing up. For me it was where we played hide and seek, had water fights, attempted to build forts (most were lucky to last a week), climbed trees, had great adventures, dug holes (my parents weren’t big fans of this one), camped out, built snowmen/snow tunnels/snow forts, had meals, sat around the fire, made smores and just enjoyed each other’s company.
A backyard was big part of my search for my first home. I have so many great memories from the places that I lived that it was one of the more important things on my list right below the number of bedrooms and baths.
So here’s to backyards and the memories that they bring!!
